    Development Assistant

    About the Role

    Caydon USA is seeking a highly motivated and experienced Development Assistant to facilitate the execution and growth of Caydon’s development goals. This role will report directly to a Development Manager within the development team. The Development Assistant will be responsible for assisting the development team through the Due-Diligence, Design, Construction and Activation phases of the development.

    LOCATION
    The role will be based in Houston, Texas with limited travel requirements.

    EDUCATION REQUIREMENTS
    - Professional degree in a related field (real estate/construction management)

    WORK EXPERIENCE REQUIREMENTS
    - 3+ years’ experience in multifamily, apartment and/or condo construction or design management.
    - Thorough understanding of the design and construction process for high density residential development
    - Understanding of industry standard design and construction agreements

    Duties

    EXPECTATIONS OF DEVELOPMENT ASSISTANT
    - Organize, attend, and document internal and external design meetings, construction meetings, sales & marketing meetings, milestone document reviews, development team meetings, etc.
    - Assist in the Requests for Proposal (RFP) process for the selection of various roles (design, construction, consultant, etc.) for the development.
    - Assist in the creation, issuance, communication, and execution of various agreements.
    - Collect, organize, and manage the collation and filing of internal and external development documents.
    - Assist the Development Team with internal and external reporting across multiple projects.
    - Possess and demonstrate a fundamental understanding of how buildings are designed and constructed while being able to assist in management of the design and construction process.
    - Conduct research into local entitlement, building code, and other requirements/processes for various geographic regions/cities throughout the US.
    - Assist in tracking the progress of multiple 3rd party entities against the project development schedule.
    - Exhibit strong interpersonal and communication skills to build relationships with internal and external stakeholders.

    Market Research Analyst

    About the Role

    Caydon is seeking a highly motivated and experienced Market Research Analyst to investigate and monitor economic and demographic data as it relates to the real estate industry. This role will report directly to the USA Chief Operations Officer while working closely with Caydon’s USA based Development team. The Market Research Analyst will be responsible for the collection, analysis, and presentation of pertinent data to assist Caydon with the selection of real estate developments.

    LOCATION
    The role will be based in Houston, Texas with no travel required.

    EDUCATION REQUIREMENTS
    - Bachelor’s degree in Finance, Economics, and/or Statistics required.
    - Master’s degree in Finance, Economics, Statistics, Applied Demographics or related field preferred

    WORK EXPERIENCE REQUIREMENTS
    - 5+ years of experience in real estate, finance, or similar industry
    - Demonstrable analytic capabilities, including strong modeling skills
    - Experienced with: R, Python, Tableau, Esri, etc.

    Duties

    - Capable of using their knowledge of economic, demographic, and human factors along with predictive analytics to identify and forecast trends in the real estate industry.
    - Capable of diving deep into state/MSA/city data sources to gather data related to real estate transactions, trends, etc.
    - Study and analyze historical data related to the real estate industry in order to create lists of characteristics, identify historical trends, etc.
    - Highly capable of articulating findings through various presentation methods (written, spoken, group presentation, etc.) in order to assist with Caydon’s decision making process.
    - Capable of sourcing/locating data sources related to the real estate industry
    - Able to create models (predictive and historical) to rank geographic regions/MSA/cities/neighborhoods, etc. based on macroeconomic, microeconomic, and demographic data.
    - Support the Research & Acquisitions team by managing information, tracking inflow of investment opportunities, and providing comparative analysis.
    - Capable of creating a real estate industry hypothesis, testing it, and reporting on the findings.

    Development Manager

    About the Role

    Caydon is seeking a highly motivated Development Manager to lead, manage and facilitate the development of a condo/hotel tower in San Diego, CA. The Development Manager will have the opportunity to grow with the company, becoming an integral member of the US development team. Reporting to the Chief Operations Officer of Caydon USA at Caydon’s US headquarters in Houston, the successful candidate will oversee all elements of the entitlement, design, development, and construction process including but not limited to: due diligence, entitlements, coordination of architects/engineers/consultants, implementation of design strategy, permitting, municipality interactions, management of builder, external client relations, and other development and construction-related activities.

    The role will be based in Houston, Texas with limited travel requirements.

    - 8+ years of development experience with high-rise multifamily or condominium projects
    - Experience in supervising and managing staff. Must have a team-oriented approach and a successful record of developing effective working relationships with all stakeholders.

    Duties

    - Provide the necessary planning, organization, leadership, direction, coordination, control, reporting, and execution to ensure the project is delivered to Caydon’s quality expectations, on-time, and within the approved budget.
    - Oversee and manage all communications and workflow with all internal and external stakeholders.
    - Create, manage, and present all reporting, job status updates, risk analysis, schedule analysis, etc. to mitigate potential risk, cost over-runs, schedule delays, etc.
    - Creation, management, reporting, tracking, and analysis of project schedules, milestones, and deliverables.
    - Coordinate with internal departments (marketing, legal, design, etc.) to ensure all stakeholders are properly informed and integrated with the project delivery.
    - Experience in creating and presenting professional presentations to internal and external stakeholders whom interact with various levels of the company.
    - Review and approve third party contracts, agreements, change orders, billings, etc.
    - Excellent working knowledge of relevant construction and project management related software, such as: MS Project, Excel, MS Office suite, etc.
    - Ability to work autonomously, be proactive, multi-task, and work remotely in a small fast-paced entrepreneurial environment.
    - Create, manage, monitor, and report on all costs associated with the development, including cashflow, commitments, expenditure curves, cost forecasting, etc.
    - Manage the budgeting, bidding process, and contracting process for construction including: determining scope of work, RFP process, bid analysis, substitution requests, contract negotiations, etc.
    - Oversee, manage, and execute all draw requests, draw meetings, weekly/monthly reporting to internal and external stakeholders, etc.
    - Oversee and manage the construction administration phase of the design and development process including, but not limited to: RFIs, ASIs, submittals, change order requests, TCO, CO, etc.
    - Intimately familiar with construction means, methods, planning, management, control, and execution for $100M+ projects.
    - Oversee, manage, and execute all budgeting, costing exercises, VE processes, permit tracking, and supervision of the pre-construction process.
    - Lead, oversee, and coordinate all design phases with design teams of internal and external architects, engineers, and consultants.
    - Assist in hiring, directing, and managing the work of multiple design professionals, consultants, general contractors, and project staff.
    - Analyze construction schedules, planning documents, schedule of values, buy-out logs, submittal logs, change order logs, etc. for accuracy, content, proper means and methods, and potential improvements.
    - Ensure consultant reports are integrated into drawings and specifications and all designer responses are properly documented.
    - Manage designers/consultant billings to ensure proper format, quantity, percent complete, deliverables, etc.
    - Conduct drawing and specification reviews to ensure proper functionality of building systems are benefiting the customer experience.
    - Conduct drawing reviews to identify design and constructability issues during the design phases so problems are avoided during construction.
